elcome to the summer
issue of our LifeStyle
magazine. And what
a summer it is shaping up to
be already!
As we go to press, we have just kicked
off our Summer Garden party series
which we hold each year, inviting
prospective customers and our residents
to join together at a selection of our
wonderful communities to enjoy live
music, a BBQ and some cocktails in the
sun. These parties are always thoroughly
enjoyable and made even more so by the
glorious weather we are experiencing
lately. Events like these are a great way
to demonstrate the joy that can be had
when you live in a Pegasus community,
and I hope to see as many of you as
possible at the upcoming events.
This Summer issue of the magazine
features an interview with Mel
Nicholson, Interior Designer and
Founder of Nicholson Interiors,
who shares her tips on making a new
apartment feel like home. Mel recently
dressed our show apartment at our
beautiful community in Falmouth,
The Fitzroy. If you have recently moved
in to your new Pegasus Home, be sure
to have a read and pick up some
of her top tips.
I mentioned this in the last issue of
the magazine but we weren’t able to
share the details, but I’m delighted that
the press feature with Cosmopolitan
Magazine went live in December last
year, featuring some of our incredible
residents from Bath, Bristol,
Steepleton and Surrey. The feature
discusses society’s views and stigmas
on ageing, particularly towards women,
and our residents did a fantastic job of
setting the story straight and shared
their views on ageing. It was a very
thought provoking and quite emotional
read and I’d urge you to read on for some
life changing advice. One particular line
that resonated with me, was:
This isn't about pretending we're not
getting older. It's about embracing the
journey, enjoying later living and the
privilege of more years.
I couldn’t agree more.
It was National Walking month in
May, and we invited Pegasus staff and
residents to come together in an effort
to walk 6,000 miles and raise money
for Re-Engage, a charity that aims
to reduce loneliness in older people,
a vision that resonates with what
we do at Pegasus Homes.
I hosted a walk at Highfields in West
Byfleet and was delighted to be joined
by so many residents, and others in my
team joined walks in Wooburn, London,
Bath, Cobham, Steepleton, Lymington
and Lichfield. Residents in Cornwall,
Newcastle and everywhere in between
took up the challenge and participated
and hopefully all felt the benefits,
physically and mentally, of getting out
in the air and moving.
In total, we walked (and wheeled) nearly
7,000 miles and have raised over £900

faux floral alternatives in shops – try stores like

great designs.
Texture talks
Add jute rugs, organic and wooden accessories
and earthy paint colour palettes to introduce
natural elements. A tranquil indoor water feature

One of the easiest ways to create subtle changes

basic advice to give is to choose what brings
you joy when you look at it. Whether a landscape
of your favourite beach, or a portrait from
an artist you like, or even a photograph of your
family on a canvas. Create interest to your home
decor through art.
Serenade your soul
Even the best designed homes with beautiful
finishes and artistic touches, are nothing if they
don't make the resident feel at peace. Home

This was the heartfelt confession from
Jennifer Savin, Cosmopolitan magazine’s
Features Editor, when she first reached
out to us. Like many people, she was
apprehensive about what ageing might
bring and was eager to hear directly from
those experiencing later life. Her curiosity
led her to Bath Leat, one of our Pegasus
Homes communities, for an overnight
stay that would challenge her perceptions
of retirement living.
“Help! I'm terrified
of ageing!”
From the moment Jennifer arrived, it was clear
that Bath Leat defied traditional expectations.
Far from outdated notions of retirement homes,
she met inspiring individuals who lead full and
dynamic lives, engaging in everything from wine
tastings and art classes to Tai Chi and community
gatherings.
Jennifer described the experience as ‘eye-
opening’. Before her visit, she admitted to
having already set up a “facelift fund,” preparing
for the inevitable physical changes of ageing.
However, spending time with our residents led
to a transformative realisation: life beyond 60
is something to embrace, not fear. She saw first-
hand that ageing doesn’t mean slowing down
or missing out – it’s an opportunity for new
adventures.
The growing conversations around ‘positive
ageing’ is a welcome shift in the way we perceive
growing older. At Pegasus Homes we are proud
to be shaking off the misconception that painted
ageing as a decline. For too long, the beauty
industry, with its relentless quest for eternal
youth, has pushed the message that looking 21 is
the only victory. But perceptions are positively
changing.
What historically was viewed as a time for
slowing down, later living is now something many
of us are excited about; looking forward to a time
where responsibilities may be few, and time to
do what we actually want to be doing, is possible.

The concept of Positive Ageing highlights the
enjoyable aspects of growing older. It's about
maintaining a good quality of life, wellbeing,
and active participation in society as we age,
rather than focusing solely on the negative
aspects of ageing such as decline or fragility.
This isn't about pretending we're not getting
older. It's about embracing the journey, enjoying
later living and the privilege of more years.
Curate a Vibrant Lifestyle
Positive ageing is not about denying the
challenges of ageing, but rather about proactively
taking steps to maximise wellbeing and live
a fulfilling life at every stage.
Whilst we appreciate good health and good
wealth are vital for enjoying a happy retirement,

do, rather than what is in front of them. Looking

us’, and more about a conscious mindset shift.
From taking note of the good in your life and
looking to the future with a positive outlook,
to challenging negative self-talk and recognising
your achievements and taking part in activities
which provide fulfilment and enjoyment, simple
swaps can help us move away from viewing
ageing as decline, instead seeing it as a gateway
to discovering new and fun opportunities.
Social Connection
Maintaining social engagement is important
to help us foster a sense of community, belonging
and reduce isolation or feelings of loneliness.
Having regular communication with others helps
boost our mental health. From morning coffee
with friends, to joining weekly community
groups such as a walking group or a community
choir, to planning family day trips, creating
communication links is essential to keep
our minds healthy at any age.
Here are some top tips for
living a vibrant life at any age!

skill or share your own talents with others,
whether that’s painting, photography, craft,

Physical Wellbeing
By staying as active as you can, nourishing your
body with a healthy balanced diet and managing
any health conditions we can help to look after
our physical health which is crucial to optimise

From trying your hand at new hobbies such
as pottery painting or treating everyday
as a school day by learning a new language,
consistently acquiring new knowledge and
skills not only keeps the mind sharp but also
fuels a positive, engaged approach to ageing.
Residents in The Vincent community have
access to a Gym and Stretch Studio with
state-of-the-start equipment that’s specially
designed to protect older joints. The Gym is
suitable for all fitness levels and the Stretch
Studio has regular Yoga classes from experts
to beginners.

Maria Stopps' Journey to Pegasus Homes

Maria Stopps, 77, found herself at a crossroads
after the passing of her husband of 56 years.
Her house was sold, and she needed somewhere
to move in quickly and easily. With a daughter,
son-in-law and two granddaughters living nearby
in West Byfleet, Maria's family played a crucial
role in her next big decision.
Initially, Maria was hesitant about moving to a
later living community. Her daughter, however,
saw the potential of Pegasus Homes at Highfields
and came to initially scope it out before
approaching Maria with the idea. After seeing the
community, they were convinced it was worth
Maria taking a look. The beautifully maintained
grounds, the convenience of the location, and the
impressive amenities quickly won her over. "I was
blown away," she recalls. The transition was swift
and seamless, with Maria moving into her new
home in August 2024.

easy. The Aprico team assisted Maria with the
move, a complimentary service offered to
residents dependent on terms and conditions.
Aprico helped make the process a seamless one,
dealing with the difficult and often stressful parts
of a home move.
The apartment, with its lovely views and private
balcony, provided everything she needed. The
proximity to her daughter, just a two-minute
drive away, was invaluable. Maria's family often
visits, enjoying the communal spaces at Highfields
together.
Maria has also embraced the vibrant community
at Highfields. The beautifully maintained gardens
and allotments offer a peaceful retreat without
the need for her to lift a finger. The communal
spaces are vast, providing plenty of room to relax
or socialise. “I enjoy the monthly meetings, social
events, and the Friday evening sundowner drinks
that sometimes even turn into nightcaps! You
can do as much or as little as you want," says
Maria, who appreciates the flexibility.
Maria's perception of later living communities has
changed dramatically since moving to Highfields.
She had previously associated them with care
homes, which made her nervous due to past
experiences with her mother-in-law. However,
Pegasus Homes has provided a vibrant
community with residents of various ages and
more couples than she expected. "It's nothing
like I imagined," Maria admits.
Life in West Byfleet
West Byfleet has proven to be an excellent
location for Maria, “The local theatre in Woking
brings in London shows which I often enjoy with
friends. There are also plenty of lovely restaurants
offering a variety of cuisines.” The West Byfleet
town centre is undergoing regeneration,
promising even more shopping options on the
horizon. Maria enjoys the local coffee shops and
the ease of getting around, whether driving into
Weybridge or taking an Uber to Brooklands for
coffee with friends.
Maria is very content with her decision to move
to Pegasus Homes. The proximity to her family,
the supportive community, and the excellent
amenities have exceeded her expectations. "It's
a wonderful place to live," she says, grateful for
the new friendships and the sense of belonging
she has found at Highfields in West Byfleet.

West Byfleet was and consists of 75 one-
and two-bedroom contemporary independent
apartments carefully curated by Love Interiors,
available for private purchase.
Designed to encourage healthier living and
champion community gardening, Highfields
provides residents with 35 allotments within
an acre of Victorian landscaped grounds. The
Grade II listed Model Dairy on-site has been
transformed into a hobby room and library by
Grosvenor Hartley Interiors. The second phase
of the development has launched, comprising

General Manager at Steepleton in
Tetbury, to find out a little more
about her role.
Debrief & site walk
My day begins at 9am, with a handover from
Adam, our night security guard. A quick debrief
ensures I’m up to speed on any overnight
developments. This is followed by a site walk
through the community to ensure that our
communal spaces are pristine and our gardens
are in good shape. When the weather is nice,
it’s an enjoyable moment of calm before
the day kicks off!
Planning & coordination
After that, it's back to my desk where I tackle
the morning's emails and prioritise my "to-do"
list. Compliance checks are a crucial part of my
routine, ensuring everything meets our high
standards. I then coordinate with any contractors
scheduled for the day, discussing their tasks and
ensuring smooth operations.
After reviewing the maintenance side of things
it's into the most enjoyable aspect of the role,
the events and activities that are happening
throughout the day.
Some of the residents create their own groups and
activities, such as the Christmas Crafts event that
was organised to raise money for a local charity,
but other initiatives, such as the morning Tai Chi
sessions, music groups, bridge clubs, and of course
supper clubs within our lovely restaurant, are vital
elements of my role that really helps to create the
wonderful community spirit that we have here.

Ultimately, being a General Manager at Steepleton
is about more than just managing property; it's
about nurturing a thriving community. Each day
I'm reminded of the importance of fostering a
sense of belonging and ensuring our residents
lead fulfilling and joyful lives. I really enjoy having
such a varied role but mostly, I love meeting
so many of our residents and being part of their
lives here at Steepleton.

with residents
One of the most rewarding aspects of my role
is connecting with the residents. I make sure
I pop into as many activities as I can, sharing
a laugh and hearing their stories. I love to see
the residents enjoying themselves but it's
also important that I drop in to see if there
is any feedback that I can take on board for
any future activities.

about the skill, the benefits
of Tai Chi and the classes she

Hello Lyn, please can you introduce yourself?
My name is Lynne Curtis-King and I teach various
Tai Chi classes in Gloucestershire and Wiltshire.
What initially drew you to Tai Chi?
I came into Tai Chi as my own physical problems
were affecting my life. At age 56 I had painful
knees and had trouble standing up from tables
in restaurants and climbing stairs. I decided
to investigate this form of exercise using online
videos and found so much benefit, so I decided
to train and become a teacher. My training took
nearly two years but it was well worth it and
in 2016 at the age of 61 I started my classes.
Additionally, at age 61, I trained to become
a Hanna Somatic movement therapist and
a ‘Bodygroove’ rock dance teacher and have
run classes in all three disciplines since.
What inspired you to run classes for the
over 60s?
I wanted to teach more senior ladies and
gentlemen as I know from personal experience
how beneficial Tai Chi is, especially as we age.
I have around 90 students on my books now
and their ages range from 50 to 90 years of age!
What are some of the most rewarding
experiences you've had while teaching Tai Chi?
It has been a joy to have had many positive
comments from students who are both pleased
and relieved at their progress. As an example,
I have been able to assist many students with
knee pain, many reporting lessening back neck
and shoulder pain plus one of my students
(aged 76) has just had a hip replacement.
She has been with me for 8 years, and her
surgeon was delighted at the tone and of her
muscles and strength of her whole body, and
told her to get back to my class as soon as she
was able… praise indeed.
What common misconceptions do people
have about Tai Chi?
There are many misconceptions about this ‘Soft
Marshal Art’ and when I started, it was hardly
known generally and many thought it looked too
easy, and as someone once said ‘isn't it just about
flapping your arms about’? The answer is definitely
NO. Luckily it has grown rapidly and due to TV
doctors like the late Dr Mosley who recommended
it and even made a TV documentary extolling
its many virtues, especially for our aging
population, it has become very popular.
Beyond the physical movements, what other
elements, do you integrate into your classes?
As well as the physical movements which focus
on improving balance and stamina, my classes
incorporate breathing techniques with gentle
movement, to help bring the mind into a state
of peace at the end of each session.
What is one thing you would like every reader
to know about Tai Chi?
That it is definitely worth giving a go! I now have
three local Doctors who recommend my classes
as they have patients who have improved beyond
measure with their mobility, lowered blood
pressure results and more positive outlooks
on being able to improve their lives.
What are your hopes for the future of
Tai Chi and its role in promoting healthy,
positive ageing?
I am now 70 years old and I am far fitter than
in my mid 50’s. I wish to keep on teaching for
many years to come and to witness the growth
of this form of movement throughout the whole
of the UK.

Pawsitively
perfect living
We love telling the stories of our
residents and their journeys of how
they came to choose their Pegasus
Homes. For this very special resident
at our Lymington Gate community,
the choice was made for them –
but they couldn’t be happier or
more at home in their new two-
bedroom apartment, overlooking
the landscaped gardens of the
development.
That resident is 16-year-old Pumpkin the cat
who leads a very comfortable life in her new
home at Lymington Gate. A rescue cat who joined
Sue and Paul back in 2018, Pumpkin has lived
quite a life before making the move to Lymington
in her own retirement. After seeing Pumpkin
in a cattery where Sue was working at the time,
and learning that her previous owner (due to her
changed circumstances) had tried unsuccessfully
to re-home her several times, the couple couldn’t
face the thought of her waiting any longer

part of the community.”

on the balcony, all the

for a permanent home (as older cats wait 10
times longer to be adopted than those under
one year old).
Fully settled in as a member of the family, when
Sue and Paul made the decision to downsize,
their number one criteria was that it had to
be somewhere where Pumpkin was welcome.
“We looked at Lymington Gate first when deciding
to move, because we saw that pets were allowed
at the development.” Sue says. “We categorically
would not have moved anywhere where we could
not take Pumpkin with us.”
Though Pumpkin was very aware that something
out of the ordinary was going on during the move,
the whole process itself was not too stressful for
her, and within a couple of weeks she was fully
settled into her new home.
“She’s never been much of an explorer,” Paul tells
us “but when we moved in I was worried about
her taking a fall from the balcony. But she’s very
happy just sitting out there watching the world
go by, she’s never tried to make her escape! Our
balcony wraps all the way round our apartment
so she likes to leave through one door and come
in the other. Whilst she’s sitting out there,
all the residents in the gardens give her a
wave and a hello! She was the first pet here
at Lymington Gate so she’s an important
part of the community.”
When she’s not monitoring her kingdom from
the balcony or curled up in Sue and Paul’s second
bedroom, Pumpkin likes to watch TV with her
humans and is still playful in her later years –
as we all should be – with quite the collection
of toy mice and balls to choose from!
Pumpkin is a very valued resident at Lymington
Gate and we at Pegasus Homes are humbled that
she has chosen our community to enjoy her later
years. May we all take Pumpkin’s example of
spending our days enjoying the sunshine on the
balcony – chasing a toy mouse around the house
is optional!

My name is Francesco Lategna, and I’m the
co-owner of 3 small businesses in Wooburn
Green in Buckinghamshire.

Is this a family-run business?
Yes, it’s me and my partner Angelo that run it all.
We’ve been doing it for 7 years now.
Did you initially own all three shops?
We started with the restaurant, Dolce Vita,
then we acquired The Green Delight, a bakery and
patisserie and finally La Bottega was the final piece.
What brought you to Wooburn Green/ how
long have you been here?
Long story here… we first found here through
a friend of mine who first owned the restaurant.
I trained with him, before taking it over when
he was ready to retire. I was born in Matera, which
is in the region of Basilicata, in Southern Italy...
that’s where the famous car chase from the last
James Bond movie – ‘No Time to Die’ was filmed!
And Angelo, my business partner is from
Sicily originally.
What do you like best about the
neighbourhood/location?
I love the area. The people are lovely and friendly.
The area is beautiful and quiet. There are some
great walks around the area, and gorgeous views
of the Chiltern Hills.
What is your favourite meal to cook?
Pasta – Spaghetti Gamberi e Acciughe – spaghetti
pasta with prawns and anchovies in garlic, cherry
tomato, white wine and a touch of tomato sauce.

Pizza – Ferrandina pizza – it’s with fresh basil
pesto, Fior Di Latte mozzarella, vine cherry

Dolce Vita's
Grilled Prawns
A perfect summer recipe: fresh prawns and calamari,
with a fresh salad and homemade tartare sauce.
INGREDIENTS
For the prawns: 1 lb large prawns (peeled, deveined), 1 orange zest,
1 lemon zest, 2 tbsp olive oil, salt & pepper.
For the calamari: 1 lb calamari (rings), 1 cup flour, vegetable oil
(for frying), salt & pepper.
For the tartare sauce: 1/2 cup mayonnaise, 2 tbsp chopped dill
pickles, 1 tbsp chopped capers, 1 tbsp lemon juice, 1 tbsp chopped
parsley, salt & pepper.
For the salad & garnish: 1 cup halved cherry tomatoes,
mixed salad greens, 1/2 lemon (wedges).
METHOD
• Marinate the Prawns (min. 4 hrs): Toss peeled, deveined prawns
with orange zest, lemon zest, and olive oil. Refrigerate.
• Prepare the calamari: Toss calamari rings in flour.
• Make the tartare sauce: Combine mayonnaise, chopped dill
pickles, capers, lemon juice, and parsley. Season with salt
and pepper.
• Grill the prawns: Preheat grill, season marinated prawns
with salt and pepper, and grill 2-3 min/side until cooked.
• Fry the calamari: Heat oil to 350°F (175°C), fry floured calamari
in batches 2-3 min until golden and crispy. Drain and season.
• Assemble: Plate fried calamari and grilled prawns with
tartare sauce, halved cherry tomatoes, mixed salad greens,
and lemon wedges.

Making the move to a community like Latheram
House is a huge decision and commitment,
something that our team at Pegasus Homes
understands cannot be taken lightly. That’s
why for someone like David Bailey, it can take
some time to be absolutely sure it’s the right
fit for them.
The Flexibility of Renting
David first moved to Latheram House in 2022,
and due to the flexibility of renting, was able
to do so on what was always originally intended
to be a short-term arrangement. However, after
moving out as planned in 2023, by August 2024
David realised he wanted to make that short-term
arrangement a more permanent one, missing
the location, community and friends he had
made at Latheram House.
“I’ve always been independent and active, which
Latheram House allows me to continue to be,
but I don’t want or need the upkeep of a big house
or cottage anymore.” David explains, “A one-
bedroom home is really all I want to manage, and
it’s great to have the immediacy of renting whilst
I sell my own property. It was really the ease
of renting that attracted me to Latheram House
in the first place, and also why I decided to return
to the community so soon after originally moving
out. I knew I wanted to make a move quickly
and knew the Pegasus Homes team would
be able to help me with that.”
The Appeal of Latheram House
and Cheltenham
It wasn’t just the ease and flexibility of renting a
home at Latheram House that drew David in both
the first and second time he’s lived here - it was
the location, too, which felt something like
a homecoming.
“I was drawn back to Cheltenham because
I know the town so well. I spent a lot of time
in Cheltenham as a youngster and it feels like
a full-circle moment when I go out on walks now
that I used to do as a teenager here for college.

to raise money and awareness for Macmillan.

Hi Robert, please can you introduce yourself?
Hello, I’m Robert Navarro, Building & Communications
Coordinator here at Cobham Bowers.
What motivated you to take part
in MacMillan’s ‘Brave the Shave’?
I have had several friends and family who recently
have had cancer, and sadly passed away because of
the disease. Also the support Macmillan offers the
families is not always as well known, and is so
important at such a critical time.
How did you feel about shaving your head?
I was proud at first to do this but quite anxious on the
day, however, the number of residents that attended
the event made me feel much more relaxed.
What was your target?
My initial target was £500 but
I then decided to change this
to £2000 as I had made
£500 within the first week!
How much did you
raise?
We raised £2,228
in total.
Congratulations on
surpassing your initial
target - what does this
mean to you?
It made me feel very
privileged to know that
so many people were behind me.
How did the event go?
It was a great success with almost
40 residents attending the event
on the day. There was a lovely,
buzzy atmosphere.
Did the residents enjoy the event?
Yes they loved it, especially the cakes and watching
the before and after result.
This was clearly a popular event amongst
residents. What do you enjoy most about
your job?
I have always loved helping others, and this job
is no different, as well as solving issues and seeing
how the final results have made people feel.
I love the variation of the job and how each day
is different, but especially the support from residents
and the people I work with.

Atlantic Rise celebrates
10 Years of coastal community
In early Spring of this year, delightful celebrations
took place at Atlantic Rise as residents marked
a huge milestone: ten years since the community
officially launched. Located on the breathtaking
Cornish coastline, this Pegasus Homes community,
the first of a new generation of later living
communities, commemorated a decade filled
with friendship, laughter, and stunning views
of the Atlantic Ocean.
Residents of Atlantic Rise in beautiful Bude celebrated a decade
of friendship, laughter, and stunning coastal views, sharing stories
and enjoying cake and bubbles, for a truly special day. Many residents
have called Atlantic Rise home for the full ten years, making
the celebration even more special.
The anniversary celebration was a testament
to the strong bonds forged within Atlantic
Rise. Residents, many of whom have called this
picturesque location home since the beginning,
shared memories and stories of their time
at Atlantic Rise, over celebratory cake and
sparkling bubbles.
Atlantic Rise stands as evidence to harmonious
design, with locally sourced materials forming
part of the build to blend seamlessly with the
natural beauty of its surroundings. The 29 one
and two-bedroom apartments, boasting
expansive balconies and spacious living areas,
were designed to capture the spectacular
panoramas of the Atlantic Ocean, Summerleaze
Beach, and the rolling Summerleaze Downs.

Weekly coffee mornings, afternoon tea gatherings
in the communal lounge, shared barbecues in
the garden, and evening sundowners against the
backdrop of beautiful sunsets have nurtured deep
friendships and a strong sense of belonging.
The anniversary celebration offered the perfect
opportunity to hear about the rich stories and
experiences of residents. One resident shared
their poignant connection to the site’s history,
recounting her grandfather's role in constructing
the original Headland Pavilion and the legendary
dancefloor at The Headland Club, later known
as Carizma Nightclub and JJ’s Bar.
Deeply integrated into the fabric of the Bude
community, residents also shared stories of
their contributions fundraising and volunteering
with the RNLI, and one resident who actively
contributes to the local community as a gardener.
This milestone event was a lovely way to
celebrate a decade of community, connection,
and the unparalleled beauty of the Cornish coast.
Congratulations to all who have made Atlantic
Rise a truly special place to call home!

book offer simple pleasures, engaging in mindful
