Welcome to the Winter edition of the

Pegasus Homes Lifestyle magazine,

and the first for 2026.

I trust that you all had an enjoyable Christmas

and are looking forward to the New Year ahead.

At Pegasus Homes, we have had a very busy and

productive year and I’m pleased to share some of

it with you all in this issue.

One of my highlights was our ‘Portraits’

campaign, showcasing some of our wonderful

residents in adverts that you may have seen over

September to November. Michael, Anne, Penny

and Sue from Highfields and Rita, Dawn, Pauline

and Brian from Hortsley in Seaford, captured the

joy and vitality of later life beautifully and were

fantastic brand ambassadors for us.

As well as being fantastic new models, we

interviewed them and asked what they thought

the benefits were of moving to a Pegasus

community and if they had any advice for

someone considering a move. They talk passionately

about feeling safe, about finding a new community

and social life, and about being connected to their

new environments. Phrases like ‘it’s the best

thing I’ve ever done’ and ‘I feel safe, I feel happy’

made me, and the whole Pegasus team feel very

proud, and equally very happy for them.

Moving to our communities may not be the

answer to all of life's woes, but having a good

quality home, far less maintenance concerns

and a friendly, welcoming and social community

around you can really make a difference in life.

I look forward to continuing the campaign in

the New Year and hearing more stories from

our residents. In May last year, we took part in

National Walking Month and walked nearly 1,000

miles throughout the month and raised money for

the ReEngage charity. I’m delighted to announce

that this year, we were so inspired by the event

that we have decided to take on a much bigger,

and better challenge. I invite you all to join us

in the 'two million minutes for mental health’

challenge, where residents and the wider Pegasus

Homes team will aim to complete two million

minutes of physical activity to aid our physical

and mental wellbeing. Events and activities will

be planned throughout the year, look out for more

information in emails coming soon.

We went live at The Regal in Newbury, a

development new to us but has been around

since 2021, formally known as Pearl House.

The Regal consists of 60 one and two bedroom

apartments available for rent in a perfect location

in Newbury town centre. Pegasus are renovating

the community, bringing our high standards of

safety and security and good quality design to the

community and will be completing renovations

over the Spring. We held an information day for

the local community in November 2025, and plan

to launch in the Summer 2026.

calendar. It culminates in the prestigious Gold

racing has to offer. Even if racing isn't your passion,

the electric atmosphere, the heritage, and the

social glamour of the event are unparalleled,

Gateway to the Cotswolds

Cheltenham is an ideal spot for outdoor

lovers thanks to its well-maintained parks and

immediate access to nature. In 2024, seven

of the town's parks and green spaces retained

their Green Flag status, marking their quality as

places for everyone to enjoy. Pittville Park has

also achieved the prestigious Green Heritage Site

Accreditation, recognising the dedication that

maintains its historic features.

Beyond the town, the nearby Cotswolds

(only a 30 minute drive away) provide the

perfect backdrop for adventurous walks and

scenic drives, further enhancing Cheltenham's

Snap Happy: Resident’s Wildlife Tour

Raises Huge Sum for Charity

One of Wooburn Bales' most dedicated residents,

Phil Laybourne, has been busy visiting many

of Pegasus Homes communities across the

country, not just with his camera, but with his

incredible generosity. Over the end of last year,

Phil embarked on a heartwarming tour, bringing

his stunning wildlife and landscape photography

presentation to various local groups.

More than just a beautiful slideshow, Phil's

mission was to showcase his very own Wildlife

Photography calendar. Every single penny raised

from the sale of these stunning calendars goes

directly to Thames Hospice, a charity close to

many local hearts that provides vital care to

those in need.

The support and kindness shown by all the

communities who hosted Phil and attended his

presentations have been overwhelming. This

outpouring of local spirit and generosity has

translated into a phenomenal fundraising total.

Sales officially kicked off in July 2025 and by mid

December sales stood at £11,800! A huge thank

you to every person who bought a calendar or

attended a presentation. Your support is making

a real difference. Phil's journey proves that a

passion for nature, combined with community

spirit, can achieve something truly wonderful.

"My 2026 charity calendar project “A Year

in Focus”, very generously sponsored

by Pegasus Homes, started in January

2025 with the idea of raising money for

Thames Hospice. My biggest challenge was

narrowing down approximately 30,000

images to the final thirteen. This took

many hours, with help from Lisa Page,

Buildings and Community Coordinator

here at Wooburn Bales. The final choice

of six landscape and six wildlife images

is truly stunning.

Raising funds for Thames Hospice has been

a key project for me since my wife Gail

passed away there in May 2020. They are

a remarkable palliative and end-of-life

care centre, based in Bray, who provide the

most amazing care, not only to the patient,

but families as well. My first fundraising

calendar in 2021 raised an amazing £10,000

for them in just three months. In mid

December 2025, the 2026 calendar had

raised £11,800 in the five months since sales

had started. Orders via my website have

been shipped as far afield as China, Japan,

Australia, Canada and Chile!

As a keen landscape and wildlife

photographer for the past eleven years, in

September I decided to take a presentation

of my photos on tour to various Pegasus

locations in the South of England. The tour

took me to 20 Pegasus communities, and

has been an amazing experience. The idea

behind the tour is to promote the calendar

and promote awareness of the Hospice

and the incredible work they do for the

community. To be able to show others the

variety of wildlife, including foxes, badgers

and birds of prey in and around our area

has been really enjoyable. The residents and

staff at every venue have been incredibly

welcoming and supportive. From the tour

alone we raised a remarkable £3,528 – all

funds from this will also go to the Hospice.

on 10th December."

For Anne, the move to Pegasus Homes’ Lymington

Gate community, in the heart of the New

Forest was a familiar one as she had many fond

memories of the area from her childhood. Anne’s

sister moved to Lymington when Anne was

growing up, and she recalls enjoying the open

spaces that the forest has to offer, as well as the

famous New Forest wildlife – memories which

have stayed ‘deer’ to her heart to this very day!

Originally from Manchester, Anne says she

believes she was always ‘meant’ to end up back

in Lymington.

“I do believe it is fate that I have ended up in

Lymington,” Anne tells us “I always wanted

to move back here since I was a child. It definitely

feels like a homecoming.”

Anne and her husband relocated from their four

bedroom home to a one bedroom apartment

at Lymington Gate; but the downsizing element

of the move didn’t phase Anne in the slightest,

due to the specification and design of her new

Pegasus Home:

“The apartment is so spacious and well designed.

There’s more than enough room for the two of

us and the design is so well thought out – there

is so much storage – so much more than I think

you’d expect from a development like this.

What’s more, the communal space is so inviting

and an extension of our home, whenever we feel

like we need it.”

“The abundant storage space was a huge selling

point for us. Another selling point was how

secure the whole community feels. If we choose

to go out for the day or away for any time, we

know our home is safe and secure within the

wider community.”

Anne was able, due to the design of the

apartment and the balcony that extends out from

their living space, to bring with her a much-loved

bronze deer sculpture from the garden of her

previous home. The deer now sits proudly on the

balcony of their new home and is viewable for

everyone who enters the community to enjoy

– a real focal point of the community.

And the wider community itself is another

thing that drew Anne to Lymington Gate. “I’m

so proud to show off my home to visiting family

and friends. It’s like a 5-star hotel, my friends

love coming to visit and enjoying the communal

lounge and terrace – and I honestly feel like I’m

on holiday all the time! I’ve never felt so relaxed."

The feeling of relaxation and ease was present

for Anne throughout the whole moving process,

as they worked with one of Pegasus Homes’

W

e know that for many people,

the thought of moving to

a “retirement community” is not

for them. Their perceptions about

later living communities, and the

people who live within them, are

far removed from the reality.

Whenever customers visit our

communities, we often hear comments,

such as ‘it’s nothing like I thought it would

be’, and surprised faces at the high-quality

and modern finish. Once they meet our

residents at the different events we hold,

it is then that their minds are completely

changed on what they initially thought

our communities would be like. So we

thought, why not champion the very

people that make our communities so

special; our residents.

That’s why we launched our most recent

campaign, 'Pegasus Portraits,' in September

2025. The campaign is a celebration of later

life and what makes our residents and their

Pegasus Homes so unique. Featuring real

photos of the real people who live in our

communities across the country, you may

have spotted our ads everywhere from

local magazines and directories to national

titles like The Telegraph, The Daily Mail, and

The Sunday Times.

The campaign celebrates the joy of later life

and the uniqueness of each individual. Here

are some of the incredible stories of our

wonderful residents.

Anne

Highfields Resident

“Life is sweet and I’m really

enjoying it”.

Anne's journey has meant she has enjoyed living

in two Pegasus Homes communities, and after

living in our Highfields community for almost a

year, Anne is finding that her new lifestyle has

exceeded all her expectations.

Anne is a keen gardener so the allotments

at Highfields, West Byfleet caught her eye.

The idea of having a dedicated space to garden

was the finishing touch when deciding to live

in this community. “I look out of the kitchen

window, and it’s right there!”

But what makes living here so special for Anne

isn't just the garden. "The best thing about living

here are the people," she shares. "I’m never on

my own. I have people here I can call on and who

would help. It’s like having built-in security."

This sense of camaraderie and support has

created a special environment for her. She enjoys

having friends and neighbours over like never

before; this is a lifestyle she's fallen in love with.

Brian

Hortsley Resident

“I'd recommend this way of living

to anyone. It’s a far better and

more enjoyable way to live”.

Brian’s story is a powerful reminder that it's never

too late to find a new sense of belonging. After

a rewarding career and the heartbreaking loss

of his wife, he moved to Seaford to be closer

to his son.

He found much more than just a new location

– he found a vibrant community at Hortsley,

with neighbours who supported him through

his loss, with new friendships created as he

enjoys the next phase of his life. Brian loves the

balance it offers: he can have time to himself

whenever he wants, but there are always

people around for company.

Dawn

Hortsley Resident

"We are not a retirement home!

We have our individual living

here. It's nice that there is

company if you need it."

When Dawn's husband passed away, she found

herself at a crossroads. Her home in South London

felt empty, and her social circle had shifted, with

friends moving away. She began to question

why she was staying there when her son and his

family lived in Seaford, a coastal town she was

already very fond of.

Dawn started exploring a potential move closer

to her family. During a visit, she viewed several

houses and apartments, but nothing felt quite

right. Back in London, her son called with another

suggestion. He had walked past our Hortsley

community, and immediately thought of his

mum. The following weekend, Dawn visited and

saw two apartments. The rest, as they say,

is history.

Pauline

Hortsley Resident

"You only have to come

downstairs and you’ll find

someone to talk to”.

Moving can be a daunting experience, but as

Pauline discovered, it can also be the start of

a beautiful new chapter. After her husband's

passing, she relied on her small, close-knit

community in a Norfolk village. But when she

lost her beloved dogs, she realised she needed

a new kind of support system.

That's when she found our Hortsley community

in the seaside town of Seaford. Taking a leap of

faith, Pauline became one of the first residents in

May 2018. She found more than just a new home;

she found a "built-in" family. The first dozen

residents bonded over shared dinners and game

nights, and that sense of connection has only

strengthened as more people have joined.

Michael

Highfields Resident

“Everything here is absolutely

brilliant. I love it here.”

After feeling that he was ‘rattling around’ alone

in his three-bedroom home after his wife sadly

passed away, Michael felt like it was the chance

to make a move to a later living community.

Initially unsure of what a later living community

entailed, he visited our Highfields community

in West Byfleet and hasn’t looked back since.

Rita

Hortsley Resident

“I feel safe, and I have a great

social life!"

After a life of adventure, from traveling the world

as a nanny to building a career as a community

carer, Rita was ready for a new chapter. Following

her years of hard work, she was looking for a

fresh start, and the vibrant design of the Hortsley

community in Seaford instantly caught her eye.

The decision to move to the seaside town was

an easy one.

The real beauty of Hortsley, as Rita sees it, is the

freedom of choice. “The beauty of this community

is that you have the choice to join in." Whether

it's a planned activity like the regular chair yoga

class (which Rita never misses!) or an impromptu

coffee with a neighbour, the community is there

for you. But if you prefer quiet time in your own

home, that's perfectly fine too.

"You can join in, not join in, or do half and half,"

she says, adding that there's "no pressure or

judgement" to participate.

Penny & Sue

“We value our independence,

and this ticked all the boxes”.

Sisters Penny and Sue, along with their dog

Mabel, had a clear vision for their next chapter.

They wanted a modern apartment, a vibrant

social life, and, most importantly, the freedom

to live on their own terms. When they discovered

Pegasus Homes' Highfields community in West

Byfleet, they knew they had found their

perfect match.

Choosing to move while they were still young

and active was a deliberate choice. The sisters

agreed that neither of them wanted to be left

alone, and this move would allow them to live

amongst friends should one of them pass away.

The decision has proven to be an excellent one,

and they both agree they don't regret it at all.

Pets at Pegasus

At Pegasus Homes, we know that pets are

not just animals; they are family. They are

a source of joy, provide unconditional love,

and can also provide an excuse to take a

daily stroll. That’s why in the majority of

our communities, we welcome well

behaved pets to join their owners when

they move into a Pegasus home. There

are of course, certain ground rules they

need to abide by, to ensure the safety and

comfort of all of our residents. Cats should

be kept indoors and pets mustn't roam

the communal grounds freely, for example.
