A very warm welcome to the summer
issue of our Lifestyle magazine.
And what a glorious start to summer we have
enjoyed so far, though I should add a disclaimer
here ‘at the time of going to print’; we know how
changeable the British weather is so by the time
you’re reading this, we may well be experiencing
hail storms.
Since our last Winter issue, there has been more
global unrest, the ongoing war in Ukraine and
the conflict across the Middle East are having
a significant impact on both the UK and world
economy. We are all seeing this impact on our
personal finances with fuel prices at their highest
level for many years. Add to this the ongoing
political instability in the UK and it feels like
we haven’t had a sustained period of certainty
or normality for a very long time now. Regrettably
this might just be the ‘new normal’.
It can be easy to get lost in the macro environment
when we are trying to deal with decisions that
impact our own lives, and work out when is the
right time to make changes. For many, periods
of uncertainty will mean reluctantly pausing
on different life stages, but for others, there
is opportunity to be had.
I am quite sure you will all be aware of the
challenges facing the housing market at the
moment and I know only too well how hard it can
be to find the right buyer and agree on a price for
your property. All too often the perception of the
seller's property is inflated and does not reflect
current market value. The reality is that whilst
your home might have reduced in value, so too
has the home you’d like to purchase. At Pegasus
Homes we are constantly reviewing our pricing
to reflect current market conditions.
With this in mind and having already adjusted
our sales prices to reflect current market
conditions, I am delighted to announce a new
financial incentive for those looking to purchase
a new Pegasus Home. Recognising that the cost
of living is impacting our personal finances,
we are offering a financial contribution to assist
with your household expenses for up to two
years. In addition, we have selected a number
of properties across 20 of our communities that
will benefit from an enhanced incentive where
we will also cover stamp duty. To qualify,
reservations must be made by 31st August 2026.
For those of you already living in a Pegasus
community, I would like to remind you about
our customer referral scheme. If you are able
to recommend a customer that is not already
registered on our sales database who goes
on to purchase a new home from us, we will
reward you with a referral payment equivalent
to one year's service charge.
Our existing residents are often our greatest
advocates so if you love living in a Pegasus
community and know someone that might
be ready for their next move, please register
their name with one of our sales advisors and
leave the rest to us.
If you need any further encouragement, the latest
stars of our ‘Portraits’ campaign have shared their
own emotional experiences as to how they came
to live in our Lichfield Bonds community. You can
view their beautiful portraits and read about their
stories and watch their interviews on page 19–22
of this issue. I encourage you to watch these as you
may well be able to relate to how they were feeling
before their move, and take comfort in knowing
that you are not alone in this decision.

Inside the Show Home:
A Vision by Dapa Atelier
We are proud to reveal the transformation
of Apartment 51, a one-bedroom home
which has recently undergone an elegant
makeover by the designers at Dapa Atelier.
“Our brief was to design a home that would
appeal to a single, older gentleman while
avoiding any overtly obvious references
so not to alienate another purchaser should
they come along. With this in mind our
design is rooted in a refined interpretation
of 'soft masculinity', created to resonate with
a discerning, older gentleman. The interior
avoids overtly traditional cues and instead
captures a mood that is welcoming, calm
and intrinsically connected to nature, while
remaining inclusive in its appeal though the
fabrics and textures and materials used.
A celebration of community and place
underpins the scheme, paired with
a thoughtful approach to practicality. Set
within the historic city of Lichfield, the
colour palette draws inspiration from nature
and the changing seasons. The soft greens
of spring to the rich ambers of autumn —
creating a home that feels both timeless
and grounded. Materials such as burr walnut,
bronze metals, soft velvets and refined
window treatments add depth and tactility,
lending a contemporary edge while remaining
reassuringly liveable.
Carefully considered storage solutions
ensure the home supports a life well lived,
balancing functionality with a sense of home
and understated elegance. Warmth and
familiarity flow throughout the apartment,
brought to life through considered styling,
a drinks trolley for entertaining friends,
a chess board paused mid-play, and a writing
desk that invites quiet reflection.”

ollowing on from the success
of National Walking Month
in May last year, we wanted
to take on a bigger and better
challenge, for the whole Pegasus
Homes community to get involved
with, that prioritises both our
mental and physical wellbeing.
Knowing how active many of our residents and
employees are, we wanted a challenge that pushes
us and brings us together, and there was born:
Two Million Minutes for Mental Health! Our aim
is to complete 2,000,000 minutes of physical
and mindful activity across 2026, to collectively
improve our physical and mental health.
The clock started ticking on 1st January. While
we originally paced the challenge to span the full

calendar year, the sheer spirit of our community
has been a revelation. With our residents and staff
showing a formidable competitive streak, we might
just hit that two-million-mark well before the New
Year’s Eve fireworks.
We all know the benefits of a fit and active lifestyle,
but when we lead busy lives, our own wellbeing
can slip down the priority list. By joining this
challenge, participants have been contributing
to the group tally, and therefore prioritising getting
their minutes in!
As an incentive there have been prizes throughout
the year for top performing residents, staff
and even our four-legged friends! The variety
of activities people have recorded has been
impressive: running the London Marathon, walking
the dog, Tai Chi and yoga, to horse riding, kayaking
and kitchen discos, to mindful meditation. We are
only halfway through the year, and the leaderboard
is already glowing.

There have been group events to boost morale
and to get everyone together, like lots of hosted
walks during National Walking Month as well
as various fitness classes. Staying active is always
better in good company!
True wellbeing is a 360-degree endeavour. While
we’ve been racking up the miles, we’ve been
equally focused on the ‘quiet minutes’. Mental
health thrives in the spaces between movement,
and our residents have leaned into mindful
practices that clear the mental clutter. Whether
it’s the focused patience of pottery and crafting,
the immersion of a challenging puzzle, or the simple
escape of a good book, these quiet moments are
just as important to our two million minute goal.

t Pegasus Homes, we believe
life in our communities goes
beyond beautifully designed
surroundings. Alongside physical
health, caring for our mental and
emotional wellbeing matters just
as much. Online therapy offers
a convenient, comfortable way
to access professional support.
That’s why we’ve partnered with 'My Therapist
Online', giving Pegasus residents confidential
sessions at a discounted rate to support their
wellbeing journey. We spoke with founder Lisa
Johnston to share her insights on the benefits
of online counselling and how therapy can
support wellbeing at every stage of life. It was
a pleasure to sit down with Lisa to find out more:
My Therapist
Online
Spotlight Q&A
Support when
you need it
Q: Hi Lisa, can you introduce
'My Therapist Online' and explain
how this service originated?
A: 'My Therapist Online' was founded
by husband and wife business partners Lisa
and Keith Johnston over ten years ago. Lisa
is a BABCP-accredited Cognitive Behavioural
Therapist and EMDR therapist who previously
worked in Mental Health services from 2003,
and with her final 7 years at the National Anxiety
Disorders Unit at the Maudsley Hospital in London,
where she specialised in the treatment of OCD,
BDD and Emetophobia. After the birth of their
second child, Lisa began offering therapy online
so she could continue supporting people while
balancing family life.
As demand grew, it became clear many people
struggled to find the right therapist locally, with
options often limited to whoever practised nearby.
Lisa and Keith created 'My Therapist Online' to solve
that problem. Today, 'My Therapist Online' has
a network of over 200 highly qualified therapists
offering Psychology, CBT, EMDR and counselling.
They support individuals, couples and families of all
ages with a wide range of emotional challenges.
Q: How does your matching
process work?
A: 'My Therapist Online' is still run by Lisa and
Keith today, alongside experienced therapists
Mary Ion and Sarah Kenny. Every application
is personally reviewed, with no automated
matching, taking into account each person’s needs,
preferences and availability. We also offer everyone
a free introductory consultation with their chosen
therapist. This gives people the chance to meet
them, ask questions and make sure the connection
feels comfortable before starting therapy.
Founder Lisa Johnston

S U M M E R 2 0 2 6
Q: What makes your service
different from traditional
in-person therapy?
A: The therapy itself is exactly the same high-
quality therapy you would receive in a clinic.
The only difference is that sessions take place
through a secure video call, such as Zoom.
One of the biggest advantages of this is that
it allows us to match people with the most suitable
therapist for their needs, rather than limiting the
choice to whoever happens to practise locally.
Online therapy also allows people to speak to their
therapist from the comfort of their own home,
which many find more relaxing and discreet.
Q: How does our mental
wellbeing fit into the idea
of healthy, independent living?
A: Our emotional wellbeing plays a huge role
in how we experience life. When we feel mentally
well, we’re more likely to stay engaged in what
brings meaning and enjoyment, connecting with
others, pursuing hobbies, staying active and
exploring new opportunities.
On the other hand, anxiety, low mood or life’s
challenges can make it harder to stay motivated
or enjoy these moments. Therapy can help people
understand their experiences, manage difficult
emotions and reconnect with what matters most;
supporting independence, confidence and quality
of life at any age.
Q: How has the outdated stigmas
attached with mental health and
therapy changed over the years?
A: In the past, therapy was often seen
as something only people in serious crisis
might need. There was also a stereotype of lying
on a couch talking endlessly about childhood!
While understanding our past can sometimes
be helpful, modern therapy is usually much more
practical and focused. Today there are many
evidence-based therapies that have been carefully
researched and shown to help with specific
difficulties such as anxiety, trauma, sleep problems,
grief or relationship challenges.
Therapy can often involve learning helpful tools
to manage thoughts and emotions, improving
communication in relationships, or processing
difficult experiences so they no longer feel
so overwhelming. As awareness has grown,
more people now see therapy as a positive and
proactive step in looking after their wellbeing,
just like caring for physical health.
Q: Many may
experience grief
later in life, not only
from loss, but also
from change. How
can your services
help with this?
A: Later life can bring many transitions,
bereavement, retirement, changes
in accommodation, health changes, family
shifts, or adjusting to a new stage of life.
Even when these changes are expected, they can
still bring feelings of grief, loneliness, uncertainty
or loss of identity. Therapy provides a supportive
space to talk openly about these experiences and
to process the emotions that come with them.
A therapist can give people a confidential and non-
judgemental safe space to help them make sense
of what they are feeling, find ways to adjust
to change, and reconnect with meaning, purpose
and relationships as life continues to evolve.
L I F E . S T Y L E
15
Once you have connected with a therapist you
feel comfortable with, it can become a supportive
relationship you return to when needed, sometimes
during a difficult period, and sometimes simply
for reflection and guidance. In much the same way
we might see a physiotherapist to look after our
physical health, therapy can help us maintain and
strengthen our emotional wellbeing.
Q: What would you say
to someone considering
therapy for the first time?
A: It’s completely normal to feel a little
uncertain about starting therapy. A good
therapist will move at a pace that feels comfortable
for you and will work collaboratively with you.
There is no pressure to share anything before you
feel ready. Many people say that once they take
the first step, they feel a real sense of relief simply
from having a space where they can speak openly
and be listened to without judgement.
It’s also important to remember that therapy should
feel like a good fit. If it doesn’t feel helpful, you
can always pause or try working with a different
therapist. Finding the right person to talk to can
make all the difference.
Q: What is one myth you’d like
to dispel about therapy?
A: A common myth is that going to therapy
means there is something “wrong” with you.
In reality, we are all navigating life using the tools
and experiences we have. Therapy simply provides
a space to gain new perspectives and develop
helpful ways of managing life’s (often complex)
ups and downs.
Speaking with a skilled therapist can help you make
sense of life’s challenges, whether that’s navigating
relationships, coping with loss, adjusting to change,
or managing stress. Seeking support is not a sign
of weakness. In many ways, it’s a sign of strength
and a positive step towards taking care of yourself
and your wellbeing.
Q: What are some signs
that someone might benefit
from therapy?
A: People often consider therapy when they
begin to notice changes in how they feel, think,
or cope with everyday life. Sometimes these
changes can be quite subtle at first. You might
find yourself:
•
Feeling more anxious, low,
or overwhelmed than usual
•
Becoming unexpectedly tearful
or more emotionally sensitive
•
Struggling with sleep, or finding
your mind constantly worrying
•
Losing interest in activities you
previously enjoyed
•
Feeling lonely, disconnected,
or lacking motivation
•
Finding yourself dwelling
on past events or regrets
•
Feeling stuck in certain patterns
in relationships or family dynamics
•
Adjusting to life changes such
as retirement, bereavement,
health changes, or moving home
•
Simply wishing for a safe and
confidential space to talk openly
about how you’re feeling
You don’t need to wait until things feel
unbearable to seek support. Many people find
therapy helpful simply for gaining perspective,
understanding their feelings more clearly, and
learning ways to navigate life’s challenges with
greater ease.
Q: Is therapy only
for people in crisis?
A: Not at all. In fact, we often encourage people
to seek support before things reach a crisis point.
Many people come to therapy simply because they
want to understand themselves better, navigate
a life change, improve relationships, or develop new
ways of coping with everyday stresses.

1. Emotional challenges
are not uncommon
in later life.
In fact, Age UK estimates that
around 1 in 5 adults over 65
in the UK experience symptoms
of depression at some point.
2. The encouraging news
is that therapy can be
very effective at any age.
Research cited in NICE (National
Institute for Health and Care
Excellence) guidelines shows that
psychological therapies, including
Cognitive Behavioural Therapy (CBT),
are just as effective for older adults
as they are for younger people.
3. Medical data can prove
the benefits of therapy.
'NHS Talking Therapies' data shows
that thousands of people aged 65 and
over access therapy each year, with
recovery rates comparable to those
seen in other age groups.
4. More people are
turning to online
therapy from home.
Increasingly, many people are
choosing to access therapy from
the comfort of their own home
through online sessions. If you’ve
ever wondered whether therapy
might help, you certainly wouldn’t
be alone in taking that step.
Therapy
in Later Life:
A Few Reassuring Facts
Q: What does “good mental
health” look like to you?
A: Good mental health doesn’t mean feeling
happy all the time. Rather, it’s about being able
to experience the full range of emotions that
come with life, while still feeling able to cope,
stay connected with others, and find meaning
in everyday life.
When our mental health is in a good place, it often
shows up in practical ways too. We tend to sleep
better, have more energy, and feel clearer about the
choices we are making in life. We are more likely
to spend time on the things that matter to us and
live in ways that feel aligned with our values.
At its heart, good mental health is about resilience,
the ability to adapt, recover from challenges, and
continue moving forward with a sense of purpose.
Q: If there’s one
takeaway you’d
like Pegasus
Homes residents
to remember,
what would it be?
A: You do not have to face emotional challenges
alone. Support is available at every stage
of life, and it is never too late to talk
to someone who understands and can help.
Sometimes the smallest step, simply starting
a conversation, can open the door to positive
and meaningful change.

For many of our residents, moving into a Pegasus
home can offer a new lease of life; and none more
so than Lynda, who recently moved into her new
apartment at The Vincent in Bristol. For Lynda,
who is celebrating her 80th birthday this year
by throwing a mini festival for 100 of her girlfriends
at a nearby beauty spot, slowing down in later life
could not be further from her reality. Even when
navigating the loss of her husband and overcoming
her own, and her family’s grief. In fact, since making
the move to her new two-bedroom resale home,
she has found she has more purpose in life than
ever before, and refuses to be defined by her grief.
“You can still have purpose in life at 80 years old,”
Lynda tells us, “living somewhere like The Vincent
has allowed me to still have a purpose, and retain
my vibrancy for life.”
Lynda’s lifestyle in her new home absolutely
supports her vibrancy for life. When she’s not
enjoying the on-site pool, sauna and immersion
therapies, she’s finding local haunts to become
her new regular coffee spot, or engaging with local
charities. She’s also found that since making the
move to Bristol, she’s hosting friends almost every
weekend, who are keen to see her new home and
enjoy all that Bristol has to offer — including the
river boat pub crawl!
“I’ve always been a city girl at heart,” says
Lynda, “my lifestyle just would not suit a sleepy
countryside home. One of the main things that
appealed to me about The Vincent was the central
location, the views from the community and how
close I am to the city.” Bristol is somewhere that has
always ‘spoken’ to Lynda, and she believes that fate
brought her back to The Vincent specifically:
“One of my daughters lives close to Bristol and
about five years ago we visited the then on-site
restaurant* at The Vincent, entirely by chance.
At that point in my life, I could never have imagined
living in a later living community, but life can
change overnight. Had I not visited The Vincent all
those years ago, it wouldn’t have been the first place
that came to mind when life changed and a later
living community became something I was actively
considering all those years later.”
Lynda sadly lost her husband in 2024 and knew
straight away that she did not want to stay in the
family home on her own. She started looking into
alternative options that would suit her life and
her lifestyle, and The Vincent had always been
in the back of her mind since her initial visit.
“You do not give these things any thought until you
really have to. I knew I couldn’t stay in our family

home by myself, but also I knew I had
to think about the move rationally before
I thought about it emotionally. I employed some
of my career experience as a business consultant
to help me make my decision — a friend and I put
together an entire brainstorm session to help
me decide! Bristol, and The Vincent, just ‘clicked’
for me. By Wednesday I’d made my decision,
by Friday I had appointed an Agent for the sale
of my home, and I was at The Vincent for my first
visit on the following Monday!”
“I fell in love with the old character of Queen
Victoria House, combined with the lightness and
modernity of the Charlotte and Jacob buildings.
The high ceilings in all the homes make me feel
I have so much space! After getting to know the
entire community and what was on offer, I opted
for a resale home, and Alex and the Resales team
were brilliant throughout the whole process.
I personally found no difference between a resale
home and a new home — the high quality
is the same in all the homes, and the view from
the apartment I chose is one of the best on the
development! I love the safety and security
provided by the on-site team, as well as the
activities and events they plan, it makes
the whole community feel like a big family.”
A resale home is simply a property that was
previously purchased and lived in by someone,
but who has decided to sell and move on. Our
dedicated Pegasus Homes Resales team have
in-depth knowledge of all of our communities,
and the later living market, and can act as an agent
for residents in selected communities who wish
to sell their property.
Since moving into her new home, Lynda is finding
a balance for life inside the community as well
as outside. “Everyone here is so interesting,” says
Lynda, “everyone has a story to tell. It isn’t an ‘old
people’s home’ these are people still living and
enjoying their lives.” Outside of The Vincent, Lynda
is connecting with the local community but has
also found the move to be of real peace of mind
and benefit to her family: “I didn’t want to become
a burden to my kids or for them to worry about
me in a big house by myself. I’m their mum —
I want to be able to be there for them!”
“I’ve got so much life to live,” Lynda explains,
“I don’t want to waste it. I didn’t want to stay in my
grief, I didn’t want to waste my life or my kids’ lives.
Being at The Vincent means I can keep my purpose
in life — I never expected to love it as much as I do!”
Homes at The Vincent are available to purchase
